With a proven track record of driving organizational growth, building strong teams, and leading complex community development initiatives, Ashleigh brings deep executive expertise to the consulting team. As CEO of a mission-driven CDFI and housing nonprofit, she led transformative projects in affordable housing, financial strategy, and program compliance—securing over $850 million in community investment, launching innovative housing models, and developing a $13 million loan pool. Her strengths include affordable housing development, strategic planning, fundraising, financial management, and staff development, all rooted in a clear-eyed commitment to equity, impact, and sustainable growth. She now channels this experience into helping clients build strong organizations, expand their impact, and navigate the challenges of affordable housing and community development.

Sarah Habib
Sarah brings over a decade of leadership experience in affordable housing operations, compliance, and program development, with a reputation for strategic execution and a deep understanding of complex regulatory environments. Most recently serving as Chief Operating Officer at NeighborWorks Southern Colorado, she played a key role in expanding funding, managing multi-line operations, and launching innovative programs—including a consumer lending initiative and securing over $10 million in public and private funds. Her prior roles with Nan McKay & Associates and the Housing Authority of the City of Pueblo established her as a subject matter expert in HUD programs, LIHTC, and compliance, where she led agency audits, designed policy, and contributed to successful tax credit and RAD applications. Sarah excels at building operational systems that work and aligning mission-driven goals with measurable outcomes.

Emily Garbiso
Emily brings deep expertise in nonprofit financial management, with a proven track record of guiding organizations through complex growth and transformation. During her six-year tenure as Chief Financial Officer at NeighborWorks Southern Colorado, she played a critical role in scaling the organization from $6 million to over $20 million in assets. Known for her meticulous attention to detail and strategic oversight, Emily developed and implemented robust financial systems, internal controls, and long-range budgeting practices that supported sustainable expansion. Now a consultant to mission-driven organizations, she helps nonprofits navigate financial reporting, compliance, audits, and cash flow planning with confidence. Emily’s ability to align financial strategy with organizational goals makes her an invaluable partner in building resilient, accountable, and growth-ready operations.
